Letting Process
1. Once you have viewed the property and are happy to proceed you will need to complete and sign the application form, return to the office together with your application and referencing fee of £95.00.
2. We will obtain references from your current employer and Landlord and a full credit search will be undertaken.
3. Once references are back and our criteria have been met the Tenancy Agreement will be drawn for your signature.
4. You will be invoiced for one month’s rent in advance and a Security Deposit of 6 weeks rent payable in cleared funds, paid by credit/debit card (a charge for credit cards will be charged), bankers draft or cheque (please allow 5 working days for clearance). We do not take cash. Subsequent rent payments will be taken via Direct Debit.
5. An inventory of the property and its contents will be completed and given to you to check and accept. You will have 7 working days to return the inventory signed, however, if we do not receive back it will be deemed you have agreed to its contents. It is important to make any amendments you feel necessary as this will be used at the end of the tenancy to return your deposit.
6. During your tenancy, if the property is managed by Abbey Rentals, quarterly inspections will be arranged and undertaken.
7. Upon vacation of the property you will be checked-out against the inventory. Your deposit will be returned to you within 10 working day either in full or part. Any dilapidations will be noted and charged for against your deposit.
