1. Will the house be clean when I move in ?


Yes, because the Company will always engage professional cleaners when the current tenants leave

2. What furniture do I get in my room ?

Rooms have either single (3ft) or double beds (4ft / 4.6ft) dependent upon the room size, plus fitted desk and wardrobe, set of drawers, carpet & curtains, FREE Unlimited Fibre-Optic Broadband (up to 80Mb) & T.V. point, quality door lock, notice board, mirror and chair

3. How do the bills work ?

Bills are generally extra such as TV Licence, gas and electric. The Company pays the water on your behalf and the gas and the electric are normally on Quarterly accounts which is cheaper than PrePayment Meters. Council Tax is Free providing you hand over a Student Exemption Certificate which the University will issue to you in October. Broadband is FREE, unlimited, managed and secure.

4. Do I pay over the Summer and Christmas holidays ?

Unfortunately, the answer is yes because the contract we offer is for 12 months starting from the 1st August 20xx less 1 day

5. What about the Safety Certificates ?

Every property has a valid gas safety certificate and this is checked every 12 months by a registered gas engineer. Fire extinguishers are checked annually together with the Fire Alarms and Electrical Certificates which are valid for 5 Years. If in the meantime, there is a problem with the boiler, radiators or electrics just call our Sales and Lettings Office who will call an engineer out straight away

6. Can I paint my room ?

The Company will undertake all painting and repairs once a tenant calls or reports to say jobs need doing

7. Can my friend or partner stay over ?

Yes, but they can not move in and stay over a maximum of 1 night per week because sometimes this unsettles fellow tenants

8. When things break down what do I do ?

Just call or email our Sales and Lettings Office straight away and the Maintenance Manager will normally assess the situation within 24 hours. Once an assessment has been made then the necessary action will be taken within a reasonable timescale. Be rest assured that it will be fixed as soon as possible so that as little disruption as possible is caused to the household

9. Can I put pictures and hooks in my walls ?

Yes, you can but when you leave make sure the room is in the same condition as you found it – but the Company does allow for wear and tear. Please Note: Unfortunately, Abbey Rentals do not allow Blue / White Tac on bedrooms or communal walls. However, we do allow tenants to put pictures / photographs on the bedroom furniture only

10. If I can not pay my rent on time what do I do ?

It is a term and condition of your tenancy that a late payment form has to be completed. If this is not done then a late payment charge will apply

11. What deposit do I pay ?

We do not charge deposits anymore. Instead, we charge a small administration fee of £125 and £125 (£150 for all 2 bedroom properties) cleaning fee which covers the cost of cleaning the property upon vacation

12. Is the house insured ?

We as a Company will insure the bricks and mortar of the property and the fixtures and fittings supplied. All personal belongings that require insuring will be the responsibility of the tenant. To save on costs, some tenants will add their belonging to their parents' household policy. Alternatively, we recommend Endsleigh Insurance Services who specialise in student insurance and, under the Abbey Rentals name, you can obtain a large discount. Call 0800 783 2526 and quote 30193 to obtain your discount.

13. Can I terminate my contract early ?

Under exceptional circumstances tenants may wish to terminate their contracts early. This is required in writing along with a re-letting fee of one months rent, then the room will be re-advertised via various websites. Unfortunately, the tenant and guarantor are still held responsible for the rent and terms and conditions of the ongoing contract and these must be honoured until a suitable alternative tenant can be found. Once this has been done, the Company will inform both tenant and guarantor of the cessation of their liabilities

14. Is the house heated ?

All houses have gas central heating except for the mature student Apartments in 156 Foregate Street, Chester which are heated by electric wall heaters

15. Where can I park my car ?

Around the main Chester University Campus it is becoming increasingly difficult to park cars. However, the Company can offer 8 car spaces per annum to its customers on a piece of land 5 minutes away from the University. This facility is FREE to all our tenants on a first come first serve basis and you will need to contact our Sales and Lettings office for a permit. For non-tenants, there will be a weekly charge of £25.00 for this service. For tenants taking one of our Foregate Street apartments, there is a weekly fee of £25.00 / £108.33 per calender month for secure parking
