General Guidelines

1) Once you have decided upon your room then a contract needs completing, signing (by the tenant and guarantor) and then returning to the Sales and Lettings Office for processing

2) References are preferred but not essential

3) Once contracts are signed then the first month's rent will be due (we will accept a post dated cheque for April to coincide with your loan if applicable), together with a £100.00 administration fee and a £125.00 cleaning fee will also be payable(£150.00 for all 2 bedroom properties). The cleaning fee covers the cost of cleaning the tenant's room and the common areas such as the kitchen, bathroom, lounge and yards. This system is rather like a hotel room where you just get up and go at the end of the tenancy

4) Rent and fees can either by paid online, via bank transfer, by debit card, cash or cheque

5) When you are ready to move in please call into our Sales and Lettings Office to sign for your keys or if you prefer we can send the keys in the post via recorded delivery (a compulsory £20 charge is payable in advance which will apply to all recorded delivery packages)

6) You will then receive with a copy of your contract and student information pack to help with the smooth running of the tenancy

7) Upon vacation of the property you are required to leave the property in a reasonable condition as the cost of cleaning has already been paid for when contracts were originally signed. However, although general wear and tear is allowable and any damages must be paid for
