85 Garden Lane is a 5 bedroom student property located within a 3 minute walk of the University of Chester's main campus and 5 minutes to the City Centre. Billing is all-inclusive and the property is available from 3rd August 2026 until 15th June 2027

Situated 3 minutes from the University, with local shops, pubs and cafes on your doorstep it is situated in the heart of the Garden Lane area. The space features a large living room, renovated in August 2025, complete with a widescreen plasma TV. There is also a fully fitted kitchen with a separate breakfast area, along with a shower room, WC, and wash basin located at the rear of the property. Upstairs, you’ll find an additional WC for added convenience.

This property has superfast fibre broadband supported by a friendly and efficient local IT company to make sure everything is working as it should be. Our internet is built for gaming, streaming and mobile devices.

The property rent includes:

Working Professionals

It is an additional £60.00 per month, per room for non-students due to council tax .

Terms

Rooms are available on a 6 month periodic tenancy agreement.

No deposit required, but we do charge a £50.00 key retainer per key. This is refundable at the end of your tenancy.

All tenants must provide identification and if a student, a council tax exemption certificate and student enrolment letter.

UK (England and Wales) guarantor required. The guarantor must be over the age of 25, working full-time, or a homeowner. Guarantors must be able to evidence full-time employment via an employment contract and 3 payslips.

If tenants are unable to provide a guarantor, they can use a third party guarantor service called Housing Hand or pay the 6 months rent up front.
