So, you've found a house you love...
Now what?
Please find below a step by step of our reservation process. Beginning at you narrowing down your search on our website and ending with you moving into your new home next year…
1) The Viewing
Have a browse through our student accommodation and narrow down your search. Send us an email or an enquiry regarding the properties you'd like to see! When you get in touch with us, we kindly ask that you've already discussed as a group the times/days you are free and send us across any questions you may have and one of the Abbey team will happily answer them for you.
We can do viewings: 11AM - 6.30PM | Monday - Friday
Once you've contacted us, we'll be in touch to confirm a date and a time for your viewing. We usually ask you to meet us at our office.
The student who has set up the viewing will receive a confirmation text message when this has been arranged and they will also receive a reminder the day of the viewing!
Important things to know about viewing with us:
- All students for the house must be present on the viewing
- If you are 15 minutes late your viewing will be cancelled and it will have to be rearranged.
2) Reserving your House
So, if you've viewed a house with us, you all love it and want to live there next year, the next step is for you all to come back to the office after seeing the property to fill in a reservation form.
We do not charge deposits or fees!! However, to reserve the property we ask that you pay 50% of your 1st Month's rent in advance and the balance of this is due in January 2020.
Please note: We know that being a student can be financially difficult and we're always willing to be flexible and work with students. If paying 50% of your 1st Month's rent now is a deal breaker, get in touch and we'll see what we can do.
Once every member of the house has filled in their reservation form and paid their advance payment the house is nearly yours!
3) Signing your Tenancy Agreement
Once every member of the household has filled their reservation form, we will release your Tenancy Agreements within 2 weeks. This is all done online, and you will receive an email with instructions on how to complete your Agreement.
Your Guarantor will also receive the contract online.
Please note, your Guarantor MUST be a UK resident, be over the age of 25 and in full time employment or a home owner. Abbey Rentals reserve the right to decline a Guarantor if we deem them unsuitable and to request an alternative Guarantor .
Your Guarantor is typically a parent or a close family member/friend who is liable to pay the rent if you default.
Ensure that you read your contract thoroughly and if yourself or your Guarantor have any questions, please contact Becky, our office manager an email and she will be happy to take the time to go through any queries/concerns you may have.
Important things to know about signing your Tenancy Agreement:
- All Tenancy Agreements must be signed by both Tenants and Guarantors within 5 working days of issue. Failure to do so will result in the loss of all rent paid to date and Abbey Rentals will reserve the right to remarket the property.
Once every member of the house has signed their Tenancy Agreement – The house is yours! You will each have an electronic copy of your contract to keep for your reference.
4) Moving In
Next year, we’ll be in touch with you directly about moving in! However, as a brief overview, please find a breakdown of what happens depending on the house you have signed for:
Fully Managed by Abbey Rentals
If you have signed for a Fully managed property, you need to come to the office to collect your keys and sign them out. You can do this anytime from 9am on the start date of your Tenancy, however you can only move into the property after 6pm.
Upon collecting your keys you will be charged a £50.00 key retainer. This is refundable and is returned to you at the end of your Tenancy with us once you have returned your keys.
The property MUST be left in the same state it was found (give or take some wear and tear which we allow for). There is more detail on this within the Tenancy Agreement.
Fully Managed by your Landlord and Let Only by Abbey Rentals
If you have signed for a ‘Let only’ property, this means that Abbey Rentals conduct the viewings, reservation process and the Contracts however once these are complete, they are sent to the Landlord and he/she then takes over. They will be in touch to arrange key collection and will be managing your house for the year. Their contact information will also be within your Contract and you can contact them directly with any questions you may have.
